Purchasing the right property
  • Purchase a property that is easy to locate – statistics suggest that most customers would like to rent a cottage or somewhere by the sea
  • Calculate the length of your holiday season, could be all year round or seasonal as this will affect your rental income. Allow to make special offers and last minute discounts

  • Look at rental prices of similar properties in the area in order to calculate how much rental income you can realistically expect to achieve
  • Identify your market, will it be couples, groups or families with children

Legalities

  • Make sure that you have building and contents insurance in place for holiday letting and that you have adhered to any insurance provider requirements
  • Check that you are allowed to let your property with your mortgage company and the freeholder of any leasehold property before purchasing it
  • Income from holiday rental property is subject to income tax within the UK and abroad and a self-assessment form should be sought from the Inland Revenue.

  • Photographs sell your property so try to take really good ones and keep the pictures up-to-date periodically
